Sunshine Group Reports Strong Nine-Month Profit Surge Despite Third-Quarter Real Estate Revenue Slump in 2026

Despite facing a sharp contraction in core real estate revenues and elevated financial costs during the third quarter of 2026, Vietnam’s prominent property developer, Sunshine Group, officially traded under the ticker KSF, has demonstrated remarkable resilience and growth on a cumulative basis. According to the company’s consolidated financial statements for the period ending September 30, 2026, Sunshine Group recorded an after-tax profit of VND 4,827 billion during the first nine months of the year. This impressive figure represents nearly a threefold increase compared to the same period in 2025, enabling the corporation to successfully achieve approximately 40% of its ambitious annual profit target. As of the end of the third quarter, the enterprise maintained a massive total asset scale of nearly VND 121,000 billion, underpinned by substantial lending portfolios and expanding advanced customer deposits across its flagship developments.
Cumulative Nine-Month Financial Performance and Strategic Progress
The first three quarters of 2026 have marked a period of robust overall expansion for Sunshine Group, driven by strong earlier momentum despite short-term quarterly fluctuations. For the nine-month period, the group’s net revenue reached VND 11,910 billion, reflecting an impressive 144% surge year-on-year. Profitability metrics followed a similar upward trajectory, with profit before tax soaring by 189% to VND 5,903 billion, while net profit scaled new heights at VND 4,827 billion—almost three times the earnings registered during the corresponding period of 2025.
Looking at corporate guidance, Sunshine Group entered 2026 with high strategic expectations, setting a total revenue target of VND 40,000 billion and a pre-tax profit goal of VND 15,000 billion. Following its performance through the end of September, the corporation has fulfilled roughly 30% of its yearly revenue objective and approximately 39% of its pre-tax profit goal. Financial analysts note that while the annual targets remain ambitious, the strong accumulation in the first half of the year provides a solid baseline for the group’s ongoing operations and capital restructuring initiatives as it navigates a shifting macroeconomic landscape.

Third-Quarter Earnings Contraction: Core Real Estate Sales Decline
Despite the strong nine-month totals, Sunshine Group experienced a notable moderation in earnings during the third quarter of 2026. Net revenue for the July-September period stood at VND 245 billion, representing a 94% decrease compared to the same timeframe in 2025. Gross profit witnessed a corresponding contraction of 97%, dropping to VND 92 billion. Consequently, the company posted a pre-tax profit of VND 69 billion for the quarter—a 96% decline year-on-year—while net profit fell by 97% to VND 39 billion, with net profit attributable to parent company shareholders accounting for VND 34 billion.
Explaining these quarterly results in its official report, Sunshine Group’s management stated that the earnings slowdown was primarily driven by a reduction in gross profit from sales of goods and service provisions. This contraction stemmed from lower transfer and business volumes of real estate products across the group’s various subsidiary companies. The cooling of immediate transactional revenues temporarily weighed heavily on the top-line figures for the quarter.
Financial Dynamics: Rising Financing Costs Outpace Investment Gains
The third-quarter financial statements also highlighted significant movements in Sunshine Group’s financial revenue and expenses. On the positive side, financial activities provided a substantial cushion through gains from the liquidation of investment real estate properties held by subsidiaries. Furthermore, financial revenue increased due to higher interest income generated from bank deposits, loans provided, bond holdings, and trading securities, bringing total financial revenue for the quarter to VND 658 billion—about 2.5 times higher than the figures recorded in the third quarter of 2025.
However, these gains were partially offset by rising financial expenditures. Total financial expenses climbed 71% to reach VND 766 billion, driven predominantly by soaring borrowing costs and late payment penalties. Specifically, interest expenses alone surged by 117% year-on-year to hit VND 688 billion. Additionally, general and administrative expenses experienced upward pressure due to administrative costs associated with ongoing corporate restructuring programs. Ultimately, the gains realized from investment property liquidations and enhanced financial revenues were insufficient to completely offset the combination of lower core real estate business profits and elevated interest burdens during the quarter.

Balance Sheet Structure: Total Assets Near VND 121,000 Billion
As of September 30, 2026, Sunshine Group’s total assets stood at approximately VND 120,995 billion, representing a modest decrease of nearly 4% compared to the close of the second quarter. Within this asset structure, total cash and cash equivalents, along with bank deposits, reached VND 1,348 billion.
Market observers closely monitored the group’s short-term investments, noting that trading securities decreased from VND 1,508 billion at the end of June down to approximately VND 814 billion at the end of September. This reduction was largely driven by a decrease in unlisted corporate bond holdings with remaining maturities, which dropped from VND 1,254 billion at the end of the second quarter to VND 657 billion.
According to disclosures in the explanatory notes of the financial statements, the enterprise has not yet fully determined the fair values of these financial investments at the close of the accounting period, as current legal regulations lack explicit and detailed guidelines regarding fair-value measurements for such specific investment categories.
Substantial Intercompany Lending and Capital Deployment
A notable feature of Sunshine Group’s asset allocation remains its extensive portfolio of lending activities. As of the end of the third quarter, the group recorded nearly VND 23,122 billion in lending assets. These primarily comprise unsecured loans extended to both corporate entities and private individuals, carrying maximum terms of up to 12 months from the date of disbursement, with peak lending interest rates reaching up to 14% per annum during the period.

Concurrently, the group’s inventory portfolio remained stable at VND 10,190 billion, maintaining a level comparable to the end of the second quarter. This inventory primarily consists of real estate products situated within ongoing projects managed by the parent company and its subsidiaries—such as Sunshine Golden River, Sunshine Sky City, Sunshine Center, the Noble-branded low-rise urban service and residential areas, Sunshine City, Sunshine Garden, and Sunshine Green Iconic.
Inventories also incorporate completed real estate goods handed over to Sunshine Tay Ho, a subsidiary of the group, stemming from the Noble Palace Tay Ho project lines, specifically the Regent Grand Mansion and Crown Grand Mansion developments. Management confirmed that rights and assets derived from real estate purchase and sale contracts across these two developments have been pledged to MB Bank to secure credit facilities. Upon the issuance of land-use rights certificates, the primary collateral will transition to the physical homes and associated land-use rights that Sunshine Tay Ho is entitled to receive, possess, and utilize under the purchase agreements.
Furthermore, construction-in-progress expenses expanded to nearly VND 23,328 billion, up from VND 22,156 billion recorded at the end of the second quarter of 2026, reflecting the continuous capital deployment into the group’s heavy pipeline of developments.
Advance Customer Payments Reach Significant Milestone
A crucial indicator of future revenue potential is found in Sunshine Group’s unearned revenue and customer deposit accounts. As of September 30, advance payments from buyers reached nearly VND 32,000 billion, marking an increase of over VND 7,500 billion since the beginning of the year. Financial disclosures highlight that these advance funds predominantly originate from client prepayments across the group’s flagship residential and commercial projects.

Key contributors to this advance payment pool include the Noble Palace Tay Thang Long WorldHotels Residences, which recorded nearly VND 13,000 billion; Noble Crystal Long Bien with over VND 6,700 billion; the combined projects of Noble Crystal Tay Ho WorldHotels Residences and Noble Palace Tay Ho with over VND 6,100 billion; and Sunshine Sky City with approximately VND 5,900 billion.
Debt Profile, Equity, and Broader Market Implications
In terms of capital liabilities, Sunshine Group’s total debt burden stood at VND 36,100 billion at the end of the third quarter, registering a slight 4% reduction compared to the end of June. Total bank borrowings accounted for approximately VND 18,457 billion of this total, demonstrating active deleveraging efforts by management amidst high interest rate environments.
The group’s equity base remained robust at nearly VND 23,239 billion, supported by an undistributed after-tax profit reserve of VND 14,427 billion. This substantial equity cushion, combined with massive advance customer bookings and active project completions, positions Sunshine Group to absorb short-term quarterly profit volatility while maintaining long-term development momentum across its extensive real estate ecosystem in Vietnam’s primary urban centers.
